The calculation of the rental speed of a photovoltaic roof is not based on a fixed scale in euros per square meter. The rental speed of a photovoltaic roof can strongly vary from one building to the other according to its characteristics, the solar irradiation received from its roofs, the size of the project and the conditions of connection to the public electrical distribution network. This rate derives from an economic calculation made by the third sun investor who will take into account the cost of investments to be made, as well as his revenue and provisional costs during the duration of the rental, 30 years in general. Revenues from the sale of its electricity production will be used to return to its initial investment and cover the management and maintenance costs, the rental rate corresponding to the available access, once these first two objectives have been reached.

7 main parameters determine the rental rate for a certain project: the first 4 define the initial investment cost and the other 3 conditions the costs of income and forecast on the rental duration.

1. The size of the installation

First of all, there is a minimum surface from which third -party solar investors can intervene. This is the surface available for the installation of the panels, that is to say without obstacles or shadow. In Terre Solaire, we study projects of 600 m², but some third -party investors will study projects only for even larger areas.

So, the general rule is that the more the surface of the roof increases, the better the rental speed is. This is due to the fact that there are several fixed cost posts or that they are hardly increasing when the available area increases, which improves the intrinsic profitability of the projects: this is the case of studies, writing and implementation of the promise of leasing, procedures relating to the authorization of urban planning and the connection with the public network, etc.

2. The support of the panels

It is first of all age and the status of the coverage and the framework of the building, which could request a previous renewal work. The rental speed is optimal in the case of a new roof whose frame has been sized from the beginning to receive the load of photovoltaic panels (about 14 kg per m²).

The second criterion is the type of coverage, any type of coverage that requires a fixing system of the specific panel. The type of support that allows the most effective implementation is the steel bin, also called coast steel sheets. The roof terraces, covered with a sealing membrane, require slightly more expensive fixing systems. Finally, the roofs in the fiber-cement plates, also called «fibro» plates generally generate the most important costs for the implementation of photovoltaic panels.

3. Difficulty of intervention

The ease or on the contrary the difficulty of intervening on the roof of the building for the installation of the panels also plays an important role in the cost of investments. The most important parameters are; The number of different sections of the roof to be equipped (the more there are, the more complicated and long), the inclination of the roof and therefore the ease of movement, the chances of implementing collective protections against the risk of falling, the accessibility by the devices for the delivery and management of equipment and finally the connected constraints connected to a possible co-activity activity on the site that can carry out the management of complex flows.

4. Connection costs

The fixed costs connected to the connection to the Enedis network also contribute to the determination of the rental rate. A roof near the existing electric infrastructure will reduce these costs, thus improving the profitability of the project and therefore the rental price of the photovoltaic roof that will be offered to you. We are mainly interested in the medium voltage lines, underground or aerial (3 wires) and to a lesser extent to the existence of a medium voltage transformation post. The more these infrastructures will be close to the roof to be equipped, the better the rental rate.

The yield of the panels corresponds to the amount of chilowatt hours produced every year per unit of installed power. The greater the surrender yield, the more attractive the rental rate is. The surrender of the panels depends on 2 main factors:

Local Solar Irracial : The regions with a strong sun generate a higher production and therefore allow to obtain a more attractive rent.

6. Electricity sales rate

The more the project can benefit from a high electricity sales rate, the better the rental rate. The electricity sales rate depends on the regulatory framework in which the project is part of the project: the obligation to purchase for surfaces from 600 to 2500 m², the offers of the Energy Regulation Commission for the greatest powers, even the sales contracts for the frenetic of one or more consumers, who are called «corporate power that purchase aragusing», for the main projects.

7. Maintenance and management cost

There are 2 situations in which there is a high cleaning frequency that tends to reduce the rental speed:

  • When the panels are laid dishes or very weakly inclined, the dirt will accumulate more easily and the rainfall will not be enough to ensure good cleaning.
  • When there is a special pollution on the site: it can come from the waste of a fireplace or dust produced by the activity on the site.

The roof rental rate is therefore based on the difference between study costs, installation, connection, financing and maintenance of the solar panels and their revenue net of maintenance and management costs for over 30 years calculated by the third solar investor.
